We will endeavour to find the right property which is suitable for your budget and location.
Any personal information you share with us is absolutely safe. We fully comply with GDPR regulation and all other legal responsibilities.
For Landlords
We will endeavour to find you suitable tenants. This includes taking photos and advertising your property(s) where it will gain the most traction. We will also arrange and attend viewings, conduct references and right-to-rent checks, set up the tenancy agreement and create an inventory. We will correspond with the tenant throughout the tenancy, organising maintenance and inspections.
Our Let Only Service Includes:
- A descriptive piece highlighting the features of the property which is then handed out to healthcare and other professionals.
- An advertisement on our website and property list.
- Preparation of tenancy agreements in conjunction with statuary guidelines for landlords and tenants.
- Applications processed with appropriate credit checks/references and guarantors.
Let Only Service Fees:
40% of one month’s rent plus VAT.
Our Management Service Includes:
- All the services included above.
- Full maintenance on the internal property as and when required to be carried out by our own professional maintenance team.
- A full inventory of the property.
- Completing any outstanding paperwork and obtaining certificates on behalf of the landlord including gas, electrical and fire alarm safety certificates (if applicable).
- If required obtaining a statutory HMO license for the property and carrying out the maintenance work (if applicable).
- Contacting the City Council regarding council tax.
- Meter readings taken at the beginning and end of the tenancy.
- Regular checks at the property including mid-tenancy inspections.
- A final inspection and inventory report carried out to ensure efficient conclusion of the tenancy and returning deposit monies minus any amount outstanding.
